Our Team is headed by a Property Management specialist who was a Property Lawyer for over 15 years dealing with residential property legalities. Between them, the team has over 40 years of experience in supporting clients/Freeholders through the day to day running along with issues and legalities that may arise from time to time with Block Management.
We are open 7 days a week and our phone lines are open 24 hours a day to ensure that we are ALWAYS available for you, no matter what time or day!
OUR BLOCK MANAGEMENT SERVICES
- Collection of Service Charge each month/quarter/yearly
- Dealing with arrears
- Collection of Ground Rent (If collected)
- Management of Reserve Fund and Bank Accounts
- Companies House yearly returns (If required)
- Section 20 Management
- Legal Compliance Management in relation to grounds, Fire Safety, Asbestos Management, EWS1 Reports and EICR within the communal areas of the property and insurance,
- HMRC Company Accounts (If required)
- Completion and submission of LPE1 Forms and Leasehold Management Pack (This is required when a vendor sells their property and is included within our Management fee with no additional costs)
- Replying to Solicitors enquiries in relation to the completed LPE1 Form and Management Pack.
- General Property Maintenance and Contractor Management
- AGM meetings
All of our blocks receive a ringfenced client account in their name to ensure that their money is protected. We have an open, honest and transparent approach in everything that we do.
We do not charge VAT on our Block Management Service providing our blocks with an instant savings.
